Commercial cleaning questions, answered
Everything Columbus-area facility managers, office managers, and property managers ask us before signing — in one place. Looking for home cleaning questions? See the residential FAQ. If your question isn't here, ask us directly.
Getting started
How do I get a commercial cleaning quote?
Submit a quote request or call (614) 432-7081. We schedule a walkthrough of your facility within 48 hours, then deliver a written, line-item proposal with per-visit and monthly pricing within a few business days.
How much does commercial cleaning cost in Columbus?
Pricing depends on four things: square footage, service frequency, restroom and fixture counts, and floor types. Most professional offices fall into a predictable monthly range once those factors are measured. We price from a written scope after a walkthrough, so the number is accurate — not an estimate that grows later. See how pricing works.
Do you require long-term contracts?
No. Our agreements renew based on performance, not lock-in clauses. If we're not meeting the documented standard, you should be free to leave.
How quickly can service start?
Typically within one to two weeks of an approved proposal. Keys, alarm codes, insurance certificates, and team training are completed before the first service night — including seamless takeovers from an outgoing vendor.
Scheduling & operations
Do you offer day porter services in addition to nightly cleaning?
Yes. Day porters handle daytime restroom checks, spill response, common-area upkeep, and light maintenance while your facility is occupied, on top of your standard nightly program.
Can you handle multiple locations under one contract?
Yes. Property managers and multi-site businesses get one point of contact, one consolidated invoice, and consistent standards across every location, with per-site scopes and inspection reporting.
What happens if our cleaning night falls on a holiday?
We confirm a holiday schedule with you in advance each year and reschedule any affected visit to the nearest business day, so coverage never quietly lapses.
Can you accommodate emergency or one-time cleanups?
Yes. Spills, water damage, event turnarounds, and other one-off situations can typically be scheduled within 24 to 48 hours, separate from your recurring program.
Security & trust
Are you bonded and insured?
Yes. 3Z's Cleaning carries general liability insurance, a janitorial bond, and workers' compensation coverage. We issue a certificate of insurance (COI) naming your entity before service begins — standard practice for every client.
Are your employees background checked?
Yes. Every team member completes a background check before being hired, and site-specific training before being assigned to any facility. Crews are uniformed and badged.
How do you handle keys and alarm codes?
Keys and fobs are logged, secured, and limited to your assigned team. Every building has written open/close procedures covering alarms, doors, and lighting. Access records show who was in your facility and when.
How do you handle staff turnover or callouts?
Every facility has a primary assigned team plus a trained backup, so a callout doesn't mean a missed night. You're notified of any substitution, and the same standards and checklist apply regardless of who's on site.
Are your teams trained in OSHA bloodborne pathogen protocols?
Yes. Teams assigned to medical offices complete OSHA bloodborne pathogen (BBP) training and follow documented protocols for handling biohazard waste and regulated medical areas.
Service & quality
How is cleaning quality verified?
Supervisors inspect your facility on a set schedule, scoring each area against a written checklist and documenting results with photos — so the standard stays consistent, not just high on a good week. You receive the reports, and anything below standard is corrected within 24 hours. See the full quality program.
What happens if we're not satisfied with a cleaning?
Contact your account manager — a named person with a direct line, not a call center. The issue is logged, corrected within 24 hours, and confirmed back to you. Recurring issues trigger retraining and a scope review.
Do you bring your own equipment and supplies?
Yes. Teams arrive with commercial-grade equipment: HEPA-filtration vacuums, auto-scrubbers where appropriate, and color-coded microfiber systems that prevent cross-contamination. We can also manage restocking of paper products, soap, and liners.
Do you offer green cleaning?
Yes. Green-certified product lines and practices are available on request for facilities with sustainability requirements, LEED goals, or chemical sensitivities.
Do you provide floor care services like stripping, waxing, and buffer maintenance?
Yes. VCT strip-and-wax, burnishing, carpet extraction, and hard-floor restoration are available as recurring maintenance or one-time projects, quoted separately from daily janitorial service.
Can you work around specific security clearance or badge-access requirements?
Yes. Teams assigned to secure facilities complete whatever background screening, badging, or escort procedures your site requires, and we document compliance before service begins.
Coverage & billing
What areas do you serve?
We serve Columbus, Ohio and the surrounding Central Ohio communities, including Dublin, Westerville, New Albany, Hilliard, Grove City, Gahanna, Worthington, and Reynoldsburg. Contact us to confirm coverage for your location.
Do you clean residential homes?
Yes — through our dedicated Residential Division. Homes, apartments, deep cleans, move-in/move-out cleaning, and short-term rental turnovers each get their own trained team, separate from our commercial crews. See residential services.
Do you handle trash and recycling removal?
Yes, as part of standard nightly service — interior trash and recycling is collected, relined, and taken to your building's designated collection point.
What's your cancellation policy if we need to end service?
No long-term lock-in. Standard agreements ask for 30 days' written notice so we can wind down staffing and supplies in an orderly way, but there are no early-termination penalties.
How does invoicing work?
Monthly invoicing that matches your written scope, with consolidated multi-property invoicing for property managers. No surprise line items — if the scope changes, the change is documented and approved first.
