The 3Z's operating standard
Why facility managers choose 3Z's — and stay
Anyone can clean a building once. Delivering that same standard consistently, for years, without being chased, is an operations problem. Our system solves it. And our commercial operation runs as its own division — dedicated crews, dedicated leadership, dedicated standards.
Quality control
A quality program with paper trails, not pinky swears
Written area checklists
Every space in your facility has a documented task list with frequencies — the same scope your proposal was priced from. Crews work the list, not their memory.
Scored supervisor inspections
Supervisors walk your facility on a set schedule and score each area against the checklist. Photos document the result — good or bad.
Reports & 24-hour correction
You receive the inspection report. Anything below standard is corrected within 24 hours and re-documented. Recurring issues trigger retraining, not excuses.
Built-in accountability
What you get with every 3Z's program
- Bonded & insured — general liability coverage and janitorial bond, with a COI issued before day one
- Background-checked staff — every team member screened before assignment to any facility
- Named account manager — one direct contact who knows your building and answers the phone
- 24-hour issue response — problems logged, corrected, and confirmed back to you within a day
- Commercial-grade equipment — HEPA-filtration vacuums, auto-scrubbers, color-coded microfiber systems
- Documented key & alarm control — logged access, written open/close procedures per building
- Consistent assigned crews — the same trained team services your facility every visit
- No lock-in contracts — agreements that renew on performance, not on fine print
Side by side
3Z's vs. the vendor you're replacing
If your current janitorial company already does all of this, keep them. If not, you know what you're missing.
| What to expect | Typical janitorial vendor | 3Z's Cleaning |
|---|---|---|
| Scope of work | "General cleaning" line item | Written, area-by-area scope with frequencies |
| Quality verification | You notice problems first | Scheduled inspections with photo reports |
| Issue response | Voicemail, then waiting | Logged and corrected within 24 hours |
| Your contact | Whoever picks up | Named account manager, direct line |
| Staffing | Rotating unknown crews | Assigned, background-checked, uniformed team |
| Contract terms | Multi-year lock-in | Performance-based renewal |

Common questions
Questions buyers ask us
How do I know the quality won't slip after the first three months?
Because the inspection program doesn't stop after onboarding. Supervisors score your facility on the same schedule in month 24 as in month 1, and you see every report. Vendors slip when nobody's checking — at 3Z's, checking is the system.
What happens if something is damaged or goes missing?
Report it to your account manager. We're bonded and insured specifically so that claims are handled quickly and professionally — and our access logs show exactly who was in your facility and when.
Can we adjust the scope after service starts?
Yes. Facilities change — headcounts grow, spaces get repurposed. Your account manager updates the scope and pricing in writing so the document always matches reality.
Why shouldn't we just hire an in-house janitor?
For some very large facilities, in-house makes sense. For most, it means managing hiring, sick days, supplies, equipment, insurance, and quality yourself. A contracted program gives you trained coverage, backups, equipment, and accountability at a predictable monthly cost.
